Some signs are reduced temperature or amount of hot water. A popping or bubbling sound when the water heater is heating. A water heater that needs to be relit every day. Water on top of the water heater or signs of water staining around the top of the drain down valve. A leaking temperature or pressure valve.
Common problems with water heaters are thermocouple failure or gas valve failure. They also develop slow leaks usually at the top of the water heater.
When the thermocouple or gas valve goes bad then the water heater completely shuts down. If the water heater overheats a tripped high limit switch can cause the water heater to stop working.

Tankless water heaters are more complicated than your standard water heater and take longer to diagnose. We work hand in hand with the various tankless water heater manufacturers so we can quickly diagnose and repair your tankless water heater.

Water Heater Service

Flushing your water heater tank once a year to get rid of the mineral sludge that accumulates at the bottom helps you avoid costly water heater repairs.
The sludge that builds up inside your water heater can cause a knocking/bubbling sound when the water heater is firing. This sludge settles at the bottom of the water heater where the gas control valve is. Attached to the gas valve is a thermostat that sticks inside the tank about 5 inches. This probe gets coated in this sludge and causes it to read temperatures incorrectly. The water heater can overheat itself causing the temperature and pressure relief valve to open and leak.
While your tankless water heater is being flushed we remove and clean filters and remove and clean flame sensors. All piping and valves are checked and exercised. The unit’s venting is checked as well as the gas lines. f you have a recirculation pump attached and the connecting piping is galvanized it should be checked for blockages or replaced with brass fittings.
